Visiting the website

Amazon Web Services (AWS CloudFront and S3) delivers the website. Your IP address, requested pages and technical connection information are processed to deliver content and protect the site. Essential processing supports our legitimate interest in operating a secure website and meeting applicable legal obligations.

Your draft stays in browser memory until you choose Send enquiry. Google Apps Script then processes your name, email, optional phone and message, requested dates, stay length, number of residents, language and submission reference, and emails the enquiry to Jiskia. We use these details to respond and take steps at your request before a potential rental agreement. Form contents are not sent to analytics. Please avoid sending sensitive personal data.

Cookies and your choices

You can allow or reject optional analytics. Google Maps loads automatically and is not controlled by these settings. Refusing has no effect on access to the apartment details or enquiry form. Open Cookie settings at any time to change your choice or withdraw consent.

The essential residence-language cookie remembers your selected language for one year. The home-sp-consent entry in your browser’s local storage records your choices, their date and the notice version for 180 days. These settings stay in your browser. Clearing browser storage removes them.

With analytics consent, Google Analytics can set _ga and _ga_… cookies to distinguish visits and sessions. This site limits their lifetime to 180 days; a later consented visit may renew that period. Withdrawing analytics consent stops further collection and removes the site’s analytics cookies. Withdrawal does not undo earlier lawful processing.

Optional audience measurement

When enabled and only after you opt in, Google Analytics 4 measures page visits and basic browser/device information to help us understand use of the website. Google receives technical connection data when these requests occur. No analytics request is sent before consent.

We exclude form contents, URL query strings and page fragments from page-view measurement. Advertising features and Google signals are disabled. User-level and event-level analytics retention is set to two months; aggregated reports may remain longer. We do not sell visitor data or use it for advertising profiles.

Google Maps

The embedded Google map loads automatically when you open the page, without a separate consent prompt. Google receives your IP address and technical request data and may use cookies under its own privacy policy. Storage and retention can depend on your Google account and settings.

The analytics choice does not control the map. You can restrict third-party content and cookies through your browser. External links follow the provider’s privacy rules.

Providers and international processing

AWS provides hosting and global content delivery. Google provides enquiry processing and email delivery through Apps Script, as well as optional analytics and maps. Data may therefore be processed outside Brazil, including in the United States and Europe. International transfers are subject to the applicable rules of the LGPD and, where relevant, the GDPR. Contact us for information about the providers and safeguards applicable to your data.

We restrict access to personal data to the people and providers who need it for the purposes described here. Information may also be disclosed when required by law.

Retention

Browser storage and analytics periods are described above. Enquiries remain in the recipient’s email mailbox as needed to answer your request and address any related legal obligation or claim. The enquiry service stores only hashes, counts and timestamps for duplicate and abuse prevention, not message text or contact details. These records expire after 48 hours and are deleted on the next valid submission. Technical records are retained only as needed for delivery, security and applicable obligations; provider-managed records may follow the provider’s retention rules. Ask us for details about a particular record or request its deletion.

Your rights

Under the LGPD, you may request confirmation of processing, access, correction, information about sharing, and deletion, anonymisation or restriction where applicable. You may withdraw consent and exercise applicable portability and objection rights. We may need proportionate information to verify your identity.

Write to the privacy contact above. You may also raise a complaint with Brazil’s ANPD. Where the GDPR applies, you may exercise the corresponding rights and complain to your competent supervisory authority. This notice will be updated when our processing changes.
